Getting Licensed:
Who must obtain a Real Estate Salesperson License?
This license is required for any person to perform any act in real estate for compensation or in expectation of compensation. This license is required for individuals employed by real estate brokers as salespersons under the direct control and supervision that broker. A license may be obtained by a person who does not immediately intend to be employed by a broker; however, no real estate activity may be performed until that person is employed by a licensed real estate broker. This license authorizes real estate activity only if the salesperson is in the employ of a licensed real estate broker. It does not authorize the salesperson to act as an independent agent.
How do I become a salesperson?
MINIMUM REQUIREMENTS TO APPLY FOR SALESPERSON EXAMINATION
Age: No restrictions. However, to apply for the salesperson license a person must be 18 years of age.
Honesty: License applicants must be honest and truthful. Conviction of a crime, that is either a felony or involves moral turpitude, may result in the denial of a license. The failure to disclose any felony may also result in the denial of a license..
Education: As of October 1, 207, original salesperson examination applicants will be required to complete 3 courses before applying for the State Exam: Real Estate Principles, Real Estate Practice and one additional elective course. Each course must be three semester units, (or quarter unit equivalent) college-level, with a passing grade. While RE Principles and RE Practice are mandatory, the student may select the elective course of their choice from the following list of courses:

Quite often we find that people have a course from a past college degree that will satisfy the elective course requirement. The most common courses people seem to already have, normally from their lower division college credits, are General Accounting, Micro or Macroeconomics, and Business Law. As long as you can furnish official proof of completion, it does not matter how long ago these courses were taken. If you have questions, please feel free to call our office.
Experience: None required.
You must also pass the real estate salesperson examination held by
the Department of Real Estate with a passing score of 70% or better.
